Only 2570 apartments sold in Salzburg
2023 has also left its mark on the Salzburg real estate market. This is shown by the new Remax real estate report. In Salzburg, it was not only the number of apartment bookings (transactions) that plummeted by 35 percent. Turnover also fell.
The last time there were fewer than 3,000 residential transactions in the entire province was in 2013. This shows: The increased lending rates and stricter lending guidelines (KIM regulation) have put quite a damper on the real estate market.
One consequence of this is that turnover has also fallen by a third, from over 1.2 billion euros to 880 million euros.
Interestingly, luxury properties nevertheless rose by an average of 2.8 percent across the country, with the highest increase in this segment in Pongau at 15.3 percent. The average price of an expensive apartment there was already 370,000 euros. Across Austria, however, an apartment costs an average of 255,000 euros.
In terms of prices, the federal state of Salzburg ranked third behind Vorarlberg and Tyrol, even with Vienna. The city of Salzburg also took third place in the provincial capital ranking behind Bregenz and Innsbruck.
