High demand for rental apartments, supply is falling

Rental apartments have become significantly more expensive over the past four years. On average, gross rents (including operating costs) have risen from €13.3 to €14.6 per square meter since 2020. Searches for rental apartments have increased by 18% since 2020, while supply has fallen by 20% in the same period.

Over the past four years, not only have rents risen in all federal states, but interest in rental properties has also increased. This is particularly evident in Carinthia. According to the search queries, demand there has risen by 53 percent, while supply has fallen by 40 percent.

However, the search queries in Tyrol also showed a lively interest in rental apartments: Within four years, interest rose by 56 percent, while 2 percent fewer rental apartments were on offer. Vorarlberg recorded the largest increase in search queries at 79 percent. Here, however, the supply of rental apartments also increased by 29 percent.

Demand only fell in Styria
Vienna recorded the lowest growth at 11%, while supply was 22% lower. Demand only fell in Styria - by 27 percent. However, supply also fell here by 21 percent.

Rents up 32 percent in Carinthia
The keen interest in rental apartments is also reflected in the rents charged: depending on the province, landlords have been charging between 9% more in Styria and 32% more in Carinthia since 2020.

Burgenland is the cheapest place to rent
According to ImmoScout24, the cheapest rental offers are still available in Burgenland with an average of EUR 10.3 per square meter. The most expensive rental offers can be found in Tyrol at 18.1 euros. At EUR 17.3 per square meter, Vienna is in third place among the federal states after Vorarlberg (EUR 17.4).
